Bookings & Availability
How do I book a stay or event?
All reservations are made directly through our online booking portal. Simply select your dates, add any optional services, and submit your request. Our team will confirm your booking shortly after.
How far in advance should I book?
We recommend booking as early as possible, especially for weekend stays and event dates, which fill quickly during peak seasons.
Is there a minimum stay requirement?
Yes, most stays require a three-night minimum. Holiday weekends may require three nights.
Events & Gatherings
Can we host events at the property?
Yes. Orchard Belle Maison is designed for intimate gatherings, celebrations, and retreats. Event approval is required during booking.
What is the maximum number of guests for an event?
For indoor events, we recommend up to 20 guests. Outdoor spaces can accommodate slightly larger groups depending on the style of event.
Do you offer event add-ons or styling services?
Yes. We offer curated add-ons including furniture rentals, backdrops, draping, custom décor, and floral design. These can be added during the booking process.

Is outdoor music allowed?
Low-volume, conversational-level music is permitted during daytime hours. Loud outdoor music, DJ setups, and amplified speakers are not allowed due to neighborhood sound regulations.
What are the quiet hours?
Quiet hours are from 9:30 PM to 8:00 AM.
Is smoking allowed on the property?
The home and all interior spaces are strictly non-smoking. Designated outdoor areas are available upon request.
What time is check-in/check-out?
Check-in: 3:00 PM
Check-out: 11:00 AM
Early check-in or late check-out may be available for an additional fee.
How do we access the property?
You’ll receive an access code and welcome instructions 24–48 hours prior to arrival.

What is your cancellation policy?
Cancellations made 14+ days before arrival receive a full refund.
Cancellations made 7–14 days before arrival receive a 50% refund.
Cancellations within 7 days are non-refundable.
Can I change my dates after booking?
Date changes are possible within the same calendar year and subject to availability. A rebooking fee may apply.

When do I choose my add-ons?
Add-ons can be selected during the booking process or added up to 30 days before your stay/event.
Do you require a security deposit?
Yes, all bookings include a refundable security deposit held for incidental damages.
Is the property child-friendly?
Yes, but children must be supervised at all times, especially near the fireplaces, outdoor areas, and staircase.
Are pets allowed?
We only allow service animals with prior approval.

How many vehicles can we bring?
The property comfortably accommodates up to 4 vehicles in the private driveway.
Is street parking available?
Limited street parking is available, but we encourage guests to use the driveway whenever possible.
